Brunswick East is quieter than Brunswick proper, running along Lygon Street toward the Merri Creek. It has a higher proportion of period cottages and terraces relative to apartment stock, and a slightly more residential feel.
Brunswick East balances the two markets more evenly than its neighbour. There is apartment development, particularly along Lygon Street, but the residential streets behind retain a great deal of period housing.
For the cottages, renovation is the recurring project. These are small, old buildings on narrow blocks, and extending them properly means dealing with restumping, services and often heritage considerations. Costs per square metre run well above new construction.
For the apartments, the usual density considerations apply, though generally less acutely than in Brunswick proper. It is still worth checking the specific building for concentration limits and confirming internal size on anything compact.
More period housing relative to apartments than Brunswick proper, which broadens the options.
Small old buildings on narrow blocks. High cost per square metre and real contingency needed.
Less acute than next door, but concentration limits and size thresholds are still worth confirming.
Whatever stage you are at, there is a path through it. Pick the one that sounds like you.
Because you are working within an existing structure that was built to different standards. Restumping, rewiring, replumbing, structural reinforcement and difficult site access on narrow blocks all add cost that a new build on a clear site does not carry. The finished result is worth it, but the budget needs to reflect reality.
Usually there is more flexibility at the rear than the front, since overlays typically protect the streetscape. What is permitted still depends on the specific overlay, setbacks and overshadowing rules. Get planning advice before detailed design, because it determines what is worth drawing.
It varies by pocket and property type rather than being uniformly cheaper. The housing mix differs, with more period stock here, so you are often comparing different things. What we can do is tell you what your borrowing capacity reaches in each.
That depends on your circumstances and plans rather than anything we can decide for you. From a purely lending perspective, established cottages are generally more straightforward to finance than compact apartments in large developments. That is one factor among many.
