Coburg is a large inner north suburb centred on Sydney Road and the Pentridge redevelopment, with a housing stock spanning Victorian cottages, interwar homes and a growing amount of new apartment and townhouse stock.
Coburg covers a lot of ground and the market varies considerably across it. The southern end toward Brunswick is priced quite differently to the north, and the housing stock changes with it. Buyers treating it as one market are frequently surprised.
The Pentridge redevelopment and the corridor along Sydney Road have added substantial new apartment stock. That brings concentration limits and minimum size thresholds into play in a way that does not apply to the established housing on the residential streets.

Relative to Brunswick and Northcote it remains more accessible, particularly toward the northern end, though it has moved considerably over the past decade. Whether it works for you depends on your capacity rather than the suburb, which we can establish quickly.
Large developments generally attract lender concentration limits, so it is worth checking whether your preferred lender still has capacity there. Heritage elements within the site can also raise questions for some lenders. Neither is necessarily a barrier, but both are worth confirming early.
