That widens the range of defensible figures. It is manageable, but it means you should not treat an agent’s appraisal as what the bank will accept.

Can I get insurance on a bushfire overlay property?

Usually yes, though premiums are higher and some insurers will decline particular addresses. The important point is that lenders require insurance as a settlement condition, so if you cannot obtain cover, the purchase cannot complete. Get a quote for the specific address early in the process rather than assuming.

Will a lender finance an owner-built home?

Generally yes once it is complete and has the relevant occupancy certification. Lenders are more cautious about funding an owner-builder project in progress, and many will not, because there is no registered builder carrying the risk. If the home is finished and certified, it is usually assessed like any other property.

How much land is too much for a standard home loan?
