Eltham has a character all of its own, built on mudbrick, bushland blocks and a deliberate resistance to looking like anywhere else. That individuality is exactly why people move here, and it is also why the lending is less standard than in the suburbs closer in.
Two things come up constantly in Eltham. The first is construction type. The mudbrick and rammed earth homes the area is known for are wonderful to live in and occasionally awkward to finance, because some lenders treat non-standard construction more cautiously and will lend a lower percentage against it. It is rarely a barrier, but it does narrow the field.
The second is bushfire. Much of Eltham sits within a Bushfire Management Overlay, and that affects both insurance and, in some cases, the lender’s appetite. Insurance premiums in overlay areas can be significantly higher, and since lenders require the property to be insured, that cost needs to be in your budget from the outset rather than discovered at settlement.
Beyond those, Eltham behaves like a family suburb with generous blocks. Renovation and extension lending is common, and so is bridging, because the right bush block does not come up often and waiting to sell first is a good way to miss it.

The loan itself is usually unaffected, but insurance is not. Properties in a Bushfire Management Overlay often attract materially higher premiums, and some insurers decline altogether. Since lenders require building insurance as a condition, you need a quote you can actually obtain and afford. Get that early, because it feeds into your overall costs.
It depends on size and zoning. Up to around two hectares most lenders treat the property as standard residential. Beyond that, or where the zoning is rural, some reduce the maximum loan or step back entirely. Thresholds differ between lenders, so it is a property-specific question rather than a suburb-wide one.
Generally fine. Lenders are used to properties outside reticulated services in areas like this. A valuer will note it, and it can affect the valuation slightly compared to a serviced property, but it is not usually a barrier to lending.
