How New Home and Construction Finance Works

Financing a new home is different to buying an established one. If you are building, a construction loan releases funds in stages as each part of the build is completed, rather than all at once.

These stages, known as progress payments, line up with your builder's milestones, from the slab through to completion. You generally pay interest only on the amount drawn so far, which helps manage cash flow during construction.

Buying new also opens the door to the First Home Owner Grant, which gives eligible first home buyers $10,000 towards a newly built home valued up to $600,000. New builds can also come with stamp duty advantages.

There are more moving parts with new-build finance, including builder contracts and valuations. We coordinate the detail with your lender so the process stays on track.

FAQ

New Home Loan Questions, Answered.

A construction loan releases your funds in stages that match your builder's milestones, rather than as a single lump sum. You generally pay interest only on the amount drawn at each stage, which helps manage cash flow while you build. We coordinate each drawdown with your lender so the build keeps moving.

You may be able to. The First Home Owner Grant in NSW is $10,000 for eligible first home buyers purchasing or building a new home valued up to $600,000. Because it applies to new homes, building or buying new is one of the main ways to qualify, and we will confirm your eligibility.

Progress payments are the staged drawdowns on a construction loan, typically aligned to milestones such as the slab, frame, lock-up, fit-out, and completion. The lender releases each payment once that stage is done and verified. We will explain the schedule so there are no surprises.

Deposit requirements for construction lending vary by lender and by your circumstances, and the build value and land value are both considered. You may also be able to use existing equity. We will assess your position and explain what is realistic.

It depends on your priorities and the market, and there are trade-offs between the certainty of a fixed rate and the flexibility of a variable one. Some buyers split their loan to get a bit of both. We will talk through the options so you can choose with confidence.
