Heidelberg Heights is one of the more affordable parts of Banyule, and that is precisely why people are buying here. A mix of post-war homes, some original and some heavily renovated, on blocks that are often larger than the price would suggest. It has been changing steadily for years.
Most of the buying we see in Heidelberg Heights is value driven. First home buyers who want to be in Banyule and cannot afford Ivanhoe or Rosanna, and renovators who can see that the land is worth more than the house standing on it. Both need the same thing: a clear picture of what they can borrow and what the work will cost before they commit.
Because a share of the housing stock here is former public housing, the quality varies considerably from street to street. Lenders sometimes reflect that in valuations, and a valuation coming in under the contract price is more common here than in the more uniform parts of Banyule. Having a plan for that scenario before it happens is sensible.
For renovators, the important question is whether to fund the work as part of the purchase or afterwards. Doing it as a single construction facility is usually cleaner and cheaper than buying first and finding the money later.

Not as a matter of policy. Lenders assess the individual property’s condition and value, not its history. What can happen is that a valuer is more conservative in streets with variable housing quality. That is a valuation question rather than a policy one, and it is manageable.
