Ringwood North is greener and quieter than Ringwood proper, with larger blocks, mature trees and a distinctly residential character. There is no shopping centre and no station, which is precisely why people choose it.
Ringwood North is a family suburb of generous blocks, and block size is the recurring lending consideration. Many properties sit well above a thousand square metres, and some run considerably larger, which with certain lenders begins to attract different treatment.
It is also a renovation and rebuild market. Homes are frequently from the seventies with good bones and dated interiors, on blocks that can accommodate substantial extension. On treed blocks, though, site costs and any vegetation controls need to be reflected in the builder’s contract rather than assumed away.
Being adjacent to Park Orchards and Warrandyte, the eastern edges start to take on the characteristics of the green belt, including larger holdings and in places bushfire considerations. It is worth checking the specific address.
Larger holdings can attract different lender treatment. We check the specific property before you offer.
Site access, tree protection and services add real cost. They belong in the contract.
Eastern parts take on green wedge characteristics including bushfire considerations.
Whatever stage you are at, there is a path through it. Pick the one that sounds like you.
It can. Most lenders treat properties up to around two hectares as ordinary residential. Larger holdings, or rural zoning, may attract a reduced maximum loan with some lenders while others treat them normally. Since the thresholds differ, the answer is property and lender specific.
In parts, particularly toward the eastern edges near Warrandyte and Park Orchards. Bushfire overlays affect insurance cost and availability rather than the loan directly, but since lenders require insurance, it becomes relevant. Check the specific address rather than assuming.
More than on a clear flat site. Restricted machinery access, tree protection requirements, longer service runs and sometimes arborist reports all add cost. Because construction loans are assessed on a fixed price contract, those items need to be quoted rather than assumed.
Compare the full renovation cost, including contingency and any temporary accommodation, against the premium for an equivalent finished home plus stamp duty and selling costs. In a suburb where the land and position are the main value, renovating frequently wins. We can model both.
